New regulations have come into effect for private rental properties in Northern Ireland in relation to heat, smoke and Co2 alarms. We have provided some further details regarding the changes below, which may be beneficial for landlords in order to ensure you are compliant!
These new regulations for smoke, heat and Co2 alarms came into operation on 01 September 2024 for all new tenancies granted on or after this date. Existing tenancies granted before 01 September 2024 must be compliant by 01 December 2024. Alarms must be in proper working order before the start of each new tenancy and replaced before the expiry date.
Smoke & Heat Detectors: New regulations stipulate that there must be a heat detector in the kitchen of each property, there must also be a smoke alarm installed in the main living area of the home, as well as every circulation space on each storey. The heat and smoke alarms must be interlinked and have a sealed, tamperproof battery.
Co2 alarms: A Co2 alarm must be installed in each room there is a fixed combustion appliance (excluding an appliance used solely for cooking e.g. gas cooker/gas oven), and also any room or bedroom where the flue passes through. Co2 alarms must be British Standard Compliant, ceiling mounted 300mm from the wall or wall mounted at least 150mm below ceiling and higher than any window or door in the room.
